About the House

Ragginerhof “Jewel of the Dolomites”, is a private estate of 19 hectares with a splendid main house and independent barn, entirely surrounded by large wooded areas. Located in the Dolomites, which are universally recognized as the most beautiful mountains in the world, due to their unique colour and composition.

These characteristics, combined with their geological and geomorphic significance, have earned the Dolomites the protected designation of one of the world’s greatest UNESCO World Heritage sites. While they are home to the largest and most impressive ski area of Europe, the region delights visitors and residents alike all year round with an average of 300 days of sun per year.

Both buildings were entirely reconstructed in 2010-2013 combining the classic alpine charm with the leading design and the most modern interiors. This meticulous and careful work was carried out by the best artisans and professionals from the local region. This ensured that all raw and natural materials, a gift of the most authentic nature, were translated into an interior design of the highest quality.

THE FLOORS OF THE MAIN BUILDING

The main building, which externally measures 12.5 meters x 11, consists of 4 floors: lower ground, ground, first and the top floor which houses the master suite and sauna. All levels are accessible by the internal stairs and also by elevator. The main door on the ground floor leads to an independent entrance area, with a guest toilet, and two architect-designed staircases lead to the upper and lower floors. Sliding doors opens onto the spacious living area, with a modern fireplace, surround sound TV, and a large dining and kitchen area to the left. The elevator accesses all four floors of the building. The open plan living area overlooks a large wooden terrace, which occupies the entire width of the building, with access also from the west of the house and stunning views south across the valley.

The lower ground floor can be accessed by an independent entrance from the garage at the west side of the building. It leads past the heating installation and wine cellar to the lower landing. The lower ground floor consists of 2 bedroom suites ( one is currently used as a meditation and yoga room) each with a separate bathroom, plus a second kitchen fitted with a large fridge freezer, washing machine and sinks. The first floor has 2 bedrooms (Blue Suite on the west and Red Suite on the east), each with a private, well equipped bathroom. Large wooden sliding doors open onto a spectacular atrium which rises 6 metres up to the top floor, which is furnished with built-in bookcases and a study area to the right and a reading area with TV and fireplace to the left. Sliding windows access a large terrace that embraces entirely three sides of the building. A staircase in wood and glass leads directly to the Master Suite on the top floor, which can also be accessed by the elevator.

The top floor measures 110 sqm and comprises the master bedroom with a private bathroom which has direct access from both sides of the suite and incorporates two dressing areas . This overlooks the terraces, fields and forest to the north. From the two meter wide bed you can enjoy a tremendous view of the valley to the south through two, triple glazed huge windows. The south- facing wooden terrace leads to the infrared sauna.

THE BARN

The barn, located to the west of the main building, was completely rebuilt in 2012- 2013 and has three floors: lower ground, ground and upper. The basement was entirely rebuilt in reinforced concrete covered with natural local stone. The roof and the rest of the structure using raw untreated larch wood. The lower ground level houses a garage with parking spaces for four cars with a remote controlled shutter door and an adjoining car washing corner.

The ground floor is currently used as a wood store and a gardening workshop. There is a closed room for the water systems and a four-meter trampoline. There are east and west entrances and large sliding doors on the south side. This ground floor level could be used for additional car storage.

The upper floor has a large dining and entertainment area, with doors opening on all four sides, offering a view over the entire valley from terraces on three sides. There is a small kitchen, an indoor shower and toilet. Outside, there is a Canadian cedar whirlpool tub which is heated automatically by the water system of the main house.

OUTDOOR AREAS

During the reconstruction of Ragginerhof, outdoor terraces and spaces have been created that today give the property magical areas. All the external garden walls are made of reinforced concrete and covered with local natural stone. Drainage pipes are enclosed in the walls. External drains on the main house and stable are made with the finest copper and local wood. The gardens have traditional wooden fences made from larch. The western section of the property contains a large “Secret Garden” with a dining and barbecue area next to a natural waterfall. There is also an outdoor shower.

Above the main house is a large vegetable garden with raised beds for easy access. There is a flower garden to the east side on the ground floor, accessed from the kitchen. The remaining areas and terraces around the house and stable have been planted with local, native plants. The outdoor areas around the house are equipped with automatic and controllable external LED lighting, which gives the property a magical feel at night.

FURNITURE & SECURITY

The house is furnished with hand made, built-in solid wood furniture on all levels. Weathered pine on the ground floor and oak in the library. The five bedrooms are either zirbe, oak or pine. The ground floor kitchen is fully equipped with built-in Miele appliances including a cooker with gas hobs, electric induction plates and teppanyaki plate plus an extractor fan. There are also two ovens, a wine chiller fridge, and a dishwasher.

There is a smaller service kitchen on the lower ground floor with a Liebherr larger fridge/freezer and a Bosch washing machine. On the top floor of the main house is an infrared two person wooden sauna.

FIRE ALARM AND FIRE PROTECTION SYSTEM
There is an advanced fire alarm and fire protection with smoke detectors. There are fire extinguishers on all levels in the main house.
The fire control system along with the other technical systems is located on the lower ground floor and is connected to the Luson/Lüsen fire station via a telephone connection.

ALARM SYSTEM
The main house also has an intruder alarm system activated by movement detectors installed in ceilings of each floor. The control elements are flush mounted behind the two entrance doors, one on the ground floor and one in the basement.

When the alarm is triggered, an acoustic signal is issued and the local police station comes notified automatically. This system is installed simply as a precaution as Luson/Lüsen has almost no history of crime.
